If you are interested in buying a new construction, the builder’s agent will be ready to help you with the process. But make no mistake: You need your own real estate agent from the get-go. Even if it seems like plug and play to sign up with the builder’s on-site agent, you’re going to want someone representing your side of the deal.

1031 EXCHANGE



IRS section code 1031 refers to the ability to exchange (swap) one investment property for another that allows the capital gains to be deferred.


Selling investment property does not have to include harsh tax consequences, as long as the sale is structured as a 1031 exchange. The safest way to implement a 1031 exchange is to call us first so that we can assist you with the services of a "Qualified Intermediary".


Standard Exchange - most common and traditional exchange. Sell one property and within 180 days close on the replacement property.


Concurrent Exchange - sell one property and buy another and close at the same time.


Reverse Exchange - Replacement property is purchased before the sale of the property being exchanged.


Alternative Exchange - several other options to continue to defer tax gains and save on taxes
